These Terms & Conditions (“Terms”) govern your access to and use of the Direct Build website and services (collectively, the “Service”). By using our Service, you agree to these Terms.

2. Definitions

• User/You: anyone who uses the Service
• Account: your registration with us
• Customer: landlord or manager who pays for the Service
• Tenant: occupant of a property managed via our Service
  

3. Account registration

You must provide accurate information and keep your credentials secure. You are responsible for all actions under your account.

4. Payment & Subscription

• The Service is provided on a subscription basis.
• You agree to pay fees as described in your plan.
• Late payments may incur penalties or suspension of access.
  

5. Use of Service & Restrictions

You may use the Service for lawful property management only. You may not engage in activities such as:

• Reverse engineering our software
• Unauthorized access or hacking
• Misuse or malicious actions
  

6. Intellectual Property

All software, trademarks, content, and materials remain our property. You receive a limited license to use them under these Terms.

7. Data & Privacy

Use of your data is governed by our Privacy Policy. You grant us rights to use data as needed to deliver the Service.

8. Termination

We may suspend or terminate your account for breach of these Terms. You may also cancel your subscription. Upon termination, access ends.

9. Disclaimer and Limitation of Liability

• Our Service is provided “as is” without warranties.
• We will not be liable for indirect, incidental, or consequential damages.
• Our liability is limited to amounts you paid us in the last 12 months.

10. Indemnification

You agree to defend and indemnify us from claims arising from your use of the Service or violating these Terms.

11. Changes to Terms

We may update these Terms from time to time. We will notify you of significant changes. Continued use means you accept the new Terms.

12. Governing Law & Dispute Resolution

These Terms are governed by the laws of British Columbia, Canada. Disputes will be resolved in courts located in BC.

13. Severability

If any term is invalid, the rest remain in force.
